Your questions.
Our support.
Practical help for life in your rental home. Find the right route for repairs, tenancy questions and moving out.
Choose a topic below or contact support@roomsandhouses.nl. For properties we manage, we coordinate the appropriate next step. Where we only arranged the rental, your named landlord or manager remains the repair contact.
Repairs & maintenance
Something broken or not working? Tell us where the problem is, when it started and whether damage is continuing.
Your tenancy
Questions about your documents, payments, service charges or the right person to contact? Start with our support team.
Moving out
Find the correct notice route, inspection arrangements and key-return process before your tenancy ends.
Urgent problem? Use the right contact.
Fire, immediate danger or a life-threatening emergency: call 112. Do not wait for a website reply.
For an urgent property problem, use the emergency or out-of-hours contact supplied by your landlord or property manager. This form is not an emergency service and is not monitored continuously. Avoid unsafe repairs and move to a safe place when necessary.
If you are unsure whom to contact, our general number is +31 6 3950 1219. This is not a guaranteed 24-hour emergency line.
What can we help you with?
Repairs and maintenance. Report a leak, heating issue, broken supplied appliance or another defect. Tell us what happened and whether there is ongoing damage.
Your tenancy. Ask about documents, contact details, payments or service-charge questions. We will check our role and refer matters to the responsible landlord or manager where needed.
Living in your home. Raise questions about keys, shared spaces, nuisance or arrangements that need clarification. Never share alarm codes or access codes in this form.
Moving out or changing your situation. Ask about the correct notice route, inspections and key return. A support request is not automatically a valid termination notice; follow the procedure in your tenancy agreement.
Before you report a repair
Check your tenancy documents for the property manager and any appliance or maintenance instructions. Only carry out simple checks that are safe and within your ability; do not open gas or electrical installations.
In general, landlords handle major maintenance, while tenants handle qualifying minor, inexpensive and accessible repairs. Responsibility depends on the issue and applicable rules. Report uncertainty rather than assuming a repair is yours to pay for.
Before commissioning non-urgent work and expecting reimbursement, ask the responsible landlord or manager to assess the issue and confirm arrangements. This does not remove any statutory rights.
Tell us what needs attention
Include the property address, the location of the problem, when it started and any safe checks already made. We will review the request, check who is responsible and contact you about the next step. Sending a request does not itself book a contractor or approve costs.
